The thread on the new Gleaner had some posts about farm rent. Rather than take it farther off subject, I thought I would start a new thread. What kind of rent is being paid for good farm land with a 175 bpa average yield (215 this year)? Also, what kind of flexible rents are out there? I've been using a flexible rent in recent years because I think the land owner should share both the risks of a poor year and the benefits of a good year. The trick is structuring a flexible rent. |

most of ours is 1/4 but its probly the best ground around here. so if we win they win and if we lose they still win lol.. and some is 80 a acre for pretty good ground

I rent mine 50/50 crop share. I pay half the cost of seed, fertilizer, and herbicide, all of the land taxes and utilities. My tenant delivers the crop to the nearest elevator.

Land around here with a 175 bpa is over $200 unless you have an old contract then its cheaper. 2/3, 1/3 on corn wont hardly pay the bills at the prices we have now. Know of guys paying over $250 cash rent for ground that does 160 or so in normal years.

How does a farmer make money for himself paying 450/ 600 per acre rent? There isnt that kind of profit in 200 bushel corn even if you take it off at 15 percent moisture.

the national average cost for corn per acre is approx. $450/a
At $4/bu and giving 1/4th rent = $150 rent on a 150bu/a yield BREAKS EVEN. 250 rent needs 175 bu to break even etc. so if you make 200 bu /a you make $100/a profit at 250 rent. Now how many acres will it take to make a $100,000 deere tractor and combine payment before you can take the kids to MickeyDees?? The soybean issue at $350-400/a cost is more dismal. Which is the reason sales figures for new big ticket items are off - even more that what the biggys claim.... shhhh.... |

I live in southern ontario. My cost on an acre of corn is a little better than $500 by the time it makes it to the elevator at roughly 20 percent moisture, combine bill paid etc.
Average around 4 tonne/acre time 180 equals $720 gross per acre. Roughly $200 profit. Only way to pay that kind of money and survive would be to throw afew illegal plants in here and there. Lol |

According to Iowa U, the variable cost of 200 bpa corn (not including rent or machinery depreciation) is $423/acre. http://www.extension.iastate.edu/agdm/crops/pdf/a1-20.pdf That's for corn following soybeans.
200 bpa times $3.30/bushel (local new corn price in Sept) is a gross of $660/acre. That only leaves about $235/acre for rent, machinery depreciation, and profit. If I were getting 1/3, the renter wouldn't have anything for machinery depreciation or profit. A lot of cash rent in SW Minnesota has been $200 to $300+ per acre, but I've only been asking 25% as the renter is a good farmer and person. |

We do 2/3 1/3 and landowner pays 1/3 of fertilizer. They made about $100 acre this year on 51 bushel beans. i made about $25. Would of been more but tried a rescue spray for weeds late in the season that did little and cost me $30 an acre.

Mark its good that you value your tennant like that and try to be fair with him, that's something that has disappeared in this day and age of greed. Most landowners anymore only care about how much they can get and don't care if the farmer actually takes care of the ground or not, and a lot of farmers anymore don't care how much they pay as long the neighbor don't get it, no matter how much they already have. Sorry for the rant I just get disgusted with way people think anymore. EP it's quite simple, keeping your neighbor away is partly mind game, and partly fear. The farmer is afraid to give up what may be ground that does ok most years, but the fear of your neighbor having a 'bumper crop' the very first year they have ground you had, would drive some farmers to a mental hospital.

Nobody wants to do 50/50 around here anymore...my rents run 130 to 230...none are really worth it but we are just trying to hang on. Another year of high inputs and low prices are gonna force some people out. We are getting by because our older equipment is all paid for and Dad and I both have off farm jobs

We get a 1/3 of whatever the crop dose on our best land and 1/4 on the rest. We also get the option to take part or all of our share in grain.

You used to be able to make a good living with 200 acres. Then you had to have 2000 acres to make the same profit. wonder how long before it hits 20000 acres?

Good farmland in central IL. that can produce 175 bpa average and 215 bpa this year would bring a minimum of $300. per acre cash rent and quite possibly $400. per acre. Depends on whether it's flat, rolling, tiled, fertility, road access, etc. But we're known for having high cash rents in IL. Some ground is going for over $500. per acre. Of course this year's prices may bring rents down a bit.

I've been struggling with this question for the last couple of weeks. I don't want the renter to lose his shirt in a poor year, but I want to enjoy another good year, like 2012, if it comes along. I finally dusted off my old algebra and came up with a formula that shrinks my % in a poor year and increases it in a good year. It goes like this: Rent = Gross income/acre times y y = .25 plus .15 [ (G-600)/600] where G is gross income. If the gross is under $600, my rent is less than 25% and the renter still covers most or all of his variable costs. As the gross grows over $600, the % goes up from 25%. If you run the numbers for some examples: G = $400, than rent is $80 G = $500, than rent is $112 G = $600, than rent is $150 G = $700, than rent is $192 G = $800, than rent is $240 G = $900, than rent is $292 G = $1000, than rent is $350 G = $1100, than rent is $412 It is a little complicated (at first), but I think it is fair to both of us------------not only in a poor year, but also a good year.
