An estate sold 160 acres at auction in southeast iowa. Four children (in their 50's) were selling a farm their parents had, not where they grew up but had been in the family quite awhile. 155 acres tillable with a 69 csr. you couldn't cross the waterways with a tractor, farm had not had the best care. brougt 10250 an acre, not trying to start an argument, just thought y'all might b interested. MAN! I'm trying to sale a 80 acre farm that Dad had to take back from a farmer here in MO. over 50% tillable all in hay/pasture with a nice older barn with a new roof and a old house and three ponds on it for $2,500. and can't get a bite on it.

Land prices are going crazy here in Ontario. Two farms auctioned in our township this month. Neither has any development possibilities. 100 ac with 84 workable, good buildings, on highway with side road access, $1,510,000. Purchased by land renter who buys several farms per year. Second farm is 100 acres, 96 workable, older brick house,
$1,765,000. Purchased by the owner of farms on both sides who already owns more than 20 farms. Both have very good ground. Our daughter and son-in-law bought the farm across the road 10 years ago for $600,000. Now they can put a 1 in front of that number. Yes it's like you said, all about location; but the bad part of this is land just like it right down the road from it is going for over $3,000. per acre. | We paid just over $3,000/acre for our Herrick / Virden silt loam 40 acres just south of Taylorville, IL in 2004. This year 320 acres of the same soil type within miles of us sold in April and brought $12,000-12,800 an acre. It was sold in tracts of 80 acres each and none of it was tiled... Just a few weeks ago, a farmland auction near Assumption, IL brought over $15,000 an acre. |

100 A. sold around here in late winter for $5500.00/A there was about 50A tillabel and not very good ground. we are about 70mi north of St. Louis and get alot of city buyers around here. ------------- 190XT 2WD45 WF D15 D14 CA BIG10 302 & 303 bailers 77G rake 80R mower 6 plows and alot more |

Maybe I need to move to a slightly warmer winter climate My sister and brother in law are planning on selling 90 tillable acres of rolling clay hills near here and the realtor told her a farm up the road just sold for $10,000+ per acre. southern ontario land prices are screwed up by wind turbines and speculators to the point no one could possibly buy to farm. Most farmers that buy land have no intention of paying any more then the interest on the land (sound even remotely familier). everyone hoping land will go up, but land tripling in 3 years sounds like a bubble to me. But because I didn't buy it will likely go up. Things keep up like they are here, with kids leaving the farms no one will know how to farm it anyways. The adverage ontario farmer is over 55. Someday peoples food will be worth as much to them as their energy if they like it or not.

i bought 11 acres of pasture with good fence that bordered me back in june for 2650 per acre i had a realator approach me this week who said he could turn it for 3500 per acre, i just grinned and walked on ------------- i like old tractors of all colors |

Last auction I was at was 60 some acres and sold for 4,700 an acre (year ago), not must could be used for row crops. Even with oil and gas here we are not seeing much above 6000-6500 an acre. Western PA

Don - you have a 3/4 ton truck and a 14K gooseneck to haul your 45's & implements over there...and it's what maybe 10 miles? You can have a sod-busting plow day to get you started!!!! Mike
